Privileges and Obligations:

Governance:  All owners have the privilege of participating in the governance of the community.

Parking and traffic:    The speed limit in Dreams Landing is 15 miles per hour. In the interest of safety, we ask that you and your guests observe this limit.

A large number of off-street parking spaces are available to residents and on street parking is permitted on one side of the road. The “no parking” areas are marked with signs and yellow curbs. Parking in one of these areas is illegal and invites a ticket from county police. There are no reserved parking spaces.

All vehicles belonging to residents must be registered with the community and display a parking permit. Applications may be obtained from Brodie Management. Visitors parking in the common areas must display on the windshield a notice with the unit number where they are guests.

Parking of boats, trailers, campers or large commercial vehicles is not permitted in Dreams Landing.

Pets:    While they are allowed in our community, pets are not permitted to run loose or otherwise become a nuisance to other members of the community. Please clean up after your pet.

Common areas:    These are the areas, which are open to all residents. Since they are jointly owned by all owners, owners, residents and guests should take care not to damage these areas. Leave a common area as clean as you found it.

Limited common areas:   Backyards and attics are considered limited common areas. You may not make any major changes to these areas without first receiving permission from the board of directors. Major changes include, but are not limited to sheds, decks, trees, and converting the attic space to a room. Items stored in your backyard should not protrude above the fence.

Buildings:  Nothing is to be placed on the outside of any building without prior permission of the board of directors. However, flower baskets may be hung under the front porch roofline, on the metal porch railings and front window railing.

Building and front and rear door colors are selected by the condominium. New storm and screen doors must conform to a given standard. Older storm doors must be painted in the same color as the front door. The maintenance and painting of the windows in the unit are the responsibility of the unit owner. The color must conform to a standard, which is available from Brodie Management. A unit owner may replace Windows, but only with certain approved types. A list of approved windows and contractors is available from Brodie Management. Owners must apply to the board in writing before replacing windows or doors.

An owner may make modifications to the interior of his condominium as long as the modifications do not affect the common elements of the building. Modifications that extend into the limited common areas or common areas of the building must have written approval of the board of directors before construction begins.

Marina/boat slips:   Boat slips are available with some units. If you wish to keep your boat in the marina, you should contact Brodie Management. On request, the company will give you a set of rules governing slips and direct you to the person in charge of slip assignment.

Swimming pool:  The pool is generally open between Memorial Day and Labor Day. A heating unit, installed in 1993, allows the pool to open on weekends in May and September if weather permits. For the safety of residents, a lifeguard is on duty during pool hours. The hours may be extended for private parties.The pool rules and registration forms are distributed to all residents before the season begins. Residents who need additional copies of the rules or registration forms may request them fromBrodie Management. Guests are permitted when accompanied by a resident host. Please sign in with the lifeguard.

Trash removal:   All trash should be placed in one of the three dumpsters located in the community. Do not place anything outside the dumpsters, as the trash truck driver will not pick it up. If you have boxes, etc., which are too large for the dumpster, you must break them down to a size that will fit. If the dumpster near you is overflowing, you may try another location or wait a day or two until the trash has been collected. All building materials from remodeling should be hauled away by the builder.
