EXHIBIT “A” to Declaration dated the 25th day of
June, 1975, by DREAMS LANDING LIMITED PARTNERSHIP, a Maryland Limited Partnership, for
the establishment of Condominium Ownership for premises located in
LEGAL DESCRIPTION:
BEGINNING for the same at a pipe found which marks the beginning point described in the conveyance from Dreams Landing, Inc. to Severn Properties, Inc. by deed dated August 6, 1958 and recorded among the Land Records of Anne Arundel County, Maryland, in Liber GTC 1228, folio 311 (title to the property therein described having subsequently been vested in Niagara Southern Corporation by ARTICLES OF MERGER between Niagara Southern Corporation and Severn Properties, Inc. and duly recorded among the records of the Department of Assessments and Taxation of the State of Maryland on microfilm F687, No. 435); THENCE from the place of beginning so fixed and running with the lines of the above mentioned conveyance to Severn Properties, Inc., as now surveyed South 85 degrees 42 minutes 10 seconds West 97.63 feet to a P.K. nail in the pavement of Wilson Road, 30 foot County Road, as shown on a plat recorded with the conveyance from Dreams Landing, Inc., et al, to the County Commissioners of Anne Arundel County Maryland, by deed dated August 6, 1958 and recorded among said Land Records in Liber GTC 1228, folio 306; THENCE running with part of the North 71 degree 19 minutes 20 second West 310.00 foot line of the above mentioned conveyance to Severn Properties, Inc., and running in the pavement of Wilson Road, north 71 degrees 31 minutes 30 seconds West 265.64 feet to a pipe on the edge of the said pavement: said pipe being located South 71 degrees 31 minutes 30 seconds East 44.38 feet from a pipe found at the end of the above mentioned 310.00 foot line; THENCE leaving said outline and running with the westerly side of Wilson Road, 20 feet wide, as shown on the plat filed with the above conveyance to the County Commissioners, and with the easterly outline of the 0.186 of an acre parcel described in the above mentioned ARTICLES OF MERGER, reversely, along the arc of a curve to the right having a radius of 59.41 feet, a chord of North 10 degrees 22 minutes 16 seconds West 57.37 feet for an arc distance of 59.87 feet to a point of tangency on the westerly side of Wilson Road; THENCE continuing with the line of said 0.186 of an acre parcel and with the westerly side of Wilson Road, North 18 degrees 28 minutes 40 seconds East 407.93 feet; THENCE leaving Wilson Road and running with the northernmost outline of said 0.186 of an acre parcel, reversely, North 71 degrees 31 minutes 20 seconds West 16.87 feet to intersect the North 18 degree 14 minute 40 second East 732.83 foot line of the above mentioned conveyance to Severn Properties, Inc.; THENCE leaving said 0.186 of an acre parcel and running with part of said last mentioned outline, as now surveyed, North 18 degrees 28 minutes 40 seconds East 38.80 feet to a pipe; THENCE continuing with part of said line, North 18 degrees 28 minutes 40 seconds East 152.76 feet to a pipe; THENCE continuing with part of said line, North 18 degrees 28 minutes 40 seconds East 78.42 feet to the shoreline of the Severn River; THENCE running with

the said shoreline as located in December 1972, the following eleven (11) courses and distances, i.e., South 70 degrees 10 minutes 14 seconds East 68.54 feet;
North 82 degrees 53 minutes 23 seconds East 45.00 feet;
South 70 degrees 46 minutes 37 seconds East 25.00 feet;
South 51 degrees 27 minutes 27 seconds East 43.90 feet;
South 78 degrees 36 minutes 27 seconds East 45.69 feet;
South 59 degrees 57 minutes 03 seconds East 22.12 feet;
South 59 degrees 17 minutes 03 seconds East 14.16 feet;
South 87 degrees 39 minutes 43 seconds East 49.17 feet;
South 30 degrees 41 minutes 50 seconds East 26.19 feet;
North 89 degrees 47 minutes 39 seconds East 50.87 feet; and
South 30 degrees 49 minutes 17 seconds East 11.96 feet to a pipe at the end of the North 19 degree 13 minute 10 second East 690.47 foot line of the conveyance from Fred Barden, widower, to Henry C. Oh and Sylvia M. Lim Oh, his wife, by deed dated October 27, 1965 and recorded among said Land Records in Liber LNP 1915, folio 489; THENCE leaving the shoreline of said Severn River and running with the outline of the conveyance to Oh, reversely, as now surveyed, South 18 degrees 28 minutes 40 seconds West, 691.77 feet to the place of beginning. CONTAINING 6.502 acres, more or less, inclusive of the beds of Wilson Road that lie within the bounds of the above description, and as surveyed by J. R. McCrone, Jr., Inc., Registered Professional Engineers and Land Surveyors, in February, 1973.
SAVING AND EXCEPTING THEREFROM, all that lot and parcel of land which by deed dated August 6, 1958 and recorded among the aforesaid Land Records at Liber GTC 1228, folio 306, was conveyed by Dreams Landing, Inc., et al, to the County Commissioners of Anne Arundel County, conveying fee simple title therein to the bed of the County Road (Wilson Road).
TOGETHER WITH an easement and right-of-way over, and right to use in common with others, a strip of land containing 0.186 acres, more or less, as more particularly described in a Deed of Easement dated March 17, 1971 and recorded among the aforesaid Land Records on June 16, 1971 at Liber MSH 2413, folio 473, by and between Theodore L. Ridgely and the Niagara Southern Corporation.
